For those not following along on Facebook - we're officially under contract! This was offer #11 for us and the kicker to the whole deal is that we put an offer sight unseen (not uncommon in the neighborhood we're buying in, well priced homes move very quickly). The home is a short sale (boo) and was approved at it's price for a previous buyer... escrow fell out & the home was re-listed on MLS. We saw it pop up on Redfin within two hours of being re-listed. I sent the link to R and commented that it looked great and we should just throw out an offer, no need to bother our agent to rush down there to see one house. He called our agent & then called the listing agent for the scoop on the property. Somehow he got the agent's personal cell phone and was able to talk to her for a bit - we offered what the house appraised for the month previously + are covering a lien on the property by the HOA (minor in the scheme of things).
The agent ran it by her client that afternoon & presented the offer formally that evening, a Friday night. They cancelled their previously scheduled open house (a good sign!) for Saturday. We found out in the AM we're good to go pending a bank supervisor's rubber stamp reapproving the short sale price.
Three days later we finally got to see the house - we love it! Not too big, not too small, the neighborhood is fantastic and our little cul-de-sac has 21 children under the age of 12 (lots of playmates for Bella!). The neighbors are very tightly knit - they already knew about us because the listing agent told them about us (young professional couple with a baby). When we came to view the house last week, several of them came over to say hi. Apparently the current owner through off the street's "mojo" - she's been in there just under two years in May (she moved in & pretty much started defaulting on the house).
So, barring any major issues with the bank we should be moving in the last week of April. :) We're keeping our fingers crossed that everything moves smoothly.
